How Long Should My New Garage Door Last?

A new garage door is a fantastic investment, which will keep your property looking neat and sleek for many years to come.

 

And, when it’s maintained regularly and carefully, your garage door will remain in pristine condition for even longer.

 

If you’ve just bought a new garage door, or you’re thinking about making the investment, the question at the forefront of your mind will probably be, ‘how long should a new garage door last?’.

 

Well, the answer will depend on two key points – the type of garage door you have chosen, and whether or not you arrange a maintenance schedule.

 

Below, we’ll be listing the main types of garage door, along with their typical life expectancy. Then, we’ll share our advice for garage door maintenance, to ensure your unit meets (and even exceeds) this predicted lifespan.

 

Roller garage doors

The lifespan of a roller garage door largely depends on its constituent components, and how well they are maintained.

 

The springs and rollers of a garage door typically last for around 10-15 years. If you have a programme of garage door maintenance in place, then your parts will reach the longer end of this lifespan.

 

However, the door itself can last much longer than this – around 20-30 years, depending on the material that you’ve used (more on this later). So, if you replace the springs and rollers when required, you can expect your door to last for 30 years, or even longer.

 

Up and over garage doors

As with the other models listed above, up and over garage doors have an average lifespan of between 15-30 years.

 

This large range in prediction is due to a number of factors, namely the climatic conditions that it is kept in, the material that you choose, and how often it is used.

 

Naturally, if your up and over garage door is used very often (for example, it is used in an industrial site), then your garage door is less likely to last for the full 30 years.

 

However, a great way to reduce the likelihood of an early replacement is arranging regular garage door maintenance schedules. This service will include a full service of your door, the replacement of any worn-down parts, and the treatment of key areas, before problems are allowed to develop.

 

Wooden garage doors

As you can imagine, wood has a shorter lifespan than steel, aluminium and other metals. However, you’ll probably be presently surprised by just how long treated wood can last.

 

A wooden garage door will last you around 15-30 years, which is a pretty impressive lifespan!

 

But, as you can see, this prediction can vary considerably. This is due to the fact that it largely depends on the conditions that the wood is kept in, and the treatments that are used on the wooden door.

 

If the wood is left untreated rotting or warping can occur. This would quickly compromise the aesthetics and operation of your garage door.

 

If you buy your wooden garage door from a quality, accredited supplier, then your garage door should come with treatment and warping-prevention features as standard.

 

For example, most wooden garage doors are built of multiple layers, to minimise the risk of warping occurring. In addition, staining and/or painting can help to improve its weather resistance, and so reduce the risk of rotting or discolouration. As a result, these features will help your garage door to reach the full 30 year predicted lifespan.

 

Steel garage doors

Steel is a fantastic material, with remarkable durability and weather resistance. And, to further enhance these properties, most steel garage doors are made to include two layers of galvanised steel.

 

As a result, steel garage doors typically have a lifespan of 20-30 years.

 

The main issue that requires property owners to replace their steel garage doors is rust. Steel is particularly prone to rust, which makes a regular treatment service invaluable.

 

Another popular option steel garage doors is the addition of fibreglass panels. Fibreglass panels are durable, and provide the property with a very high level of thermal insulation. However, they can break if they incur a very high level of impact. But, in general day-to-day use this level of force shouldn’t be reached.

 

Aluminium garage doors

As with steel, aluminium garage doors are renowned for their durability, weather resistance and long-lasting finish. As a result, aluminium garage doors have a long average lifespan of 20-30 years.

 

The main issue that can prevent aluminium garage doors from reaching this lifespan is dents. But, if treated with care, this problem can easily be avoided.

 

The best ways to extend the lifespan of a garage door

  • Choose a high quality garage door model
  • Invest in garage door maintenance services
  • Choose a vetted, accredited and experienced garage door installer
  • Don’t use excessive force when operating the garage door
  • Check for signs of wear and tear on key parts – such as tension springs, and rollers
  • Regularly lubricate the door’s working parts
  • Clean the doors regularly, to prevent rust or rot from building up
  • When possible, keep the area surrounding the internal side of the door well ventilated

When should I replace my garage door?

If your garage door is displaying any of these key signs, then this suggests that the door has reached the end of its lifespan:

  • The door isn’t working correctly, and a repair specialist cannot fix the problem
  • Extensive rust is preventing the door from operating correctly
  • The door is sagging
  • The door is extremely slow to operate, or has become excessively noisy
  • If you have a wooden garage door, and you see that the wood is cracked, dramatically warped, or damaged beyond repair
  • If you have a steel or aluminium garage door, and you see major dents that prevent the door from operating as it should

Very helpful people,
After fitting the side opening garage doors and frame, it exposed old paint and the original frame pointing which would have normally be covered with a finishing strip.
However I Preferred to repoint and remove the old paint from the brickwork my self. To which the fitting guys said that’s fine we will return at your convenience and finish the door frame to wall with sealer and make sure I was completely happy with their work before leaving.

I contact Zap on a Wednesday afternoon as I needed my garage door replaced, like for like. Within 45 minutes I had Jonny arrive to quote and talk through which door would be suitable. The old door was taken away to be disposed of.

TOP NOTCH SERVICE
Called into the showroom at Attercliffe yesterday 10am Garage fixed before 10am this morning. Extremely helpful friendly staff who explained the likely costings for the job {possible disconnected cable} either reconnect or for new if snapped which is always good to know up front. So one very happy satisfied customer who would certainly recommend and use again for any garage door purchase or repair.

From first to last this has been an excellent service and we absolutely delighted with the end result. Dean came to measure up and give us a price promptly and offered good advice on what to choose. We were very impressed with his approach and decided to go ahead without delay. The boys fitted the doors on the hottest day of the heatwave and were so polite and cheerful despite the soaring temperature and being on a south facing drive. Just had my new roller door fitted today by the fantastic Joan and Jonno.
I should of had the door fitted yesterday, but due to an error on my behalf, ended up leaving them high and dry.
Regardless of that. They were back within 24hrs in order to facilitate the install...

They arrived just after 9 and were done and dusted before 12.

HI there I would like to thank everyone at the company for such a great turn around, I had been looking for garage doors for my new garage build for about 3 months, getting quotes, waiting for surveyors etc, then i came across this company, from the off talking to Paul on the phone asking him questions etc he wanted to help and guided me on what I needed to do etc, he arranged a survey within in the week (others i had to wait 2-3 weeks) he came out and measured explained what was needed and how it would proceed, he didn't come across as pushy, or was in a rush to leave, I decided to go ahead with them, told me it would take about 3 weeks for the doors to be made! which was excellent considering other company's were telling me 6-8 weeks! 2 weeks in I get a phone call saying they were ready! I came to fit them the following day, the 2 lads that came (Joe and Jono) were very polite, explained what they were going to do and showed me how things worked, I felt relaxed around them and could have a conversation with them, they fitted the doors and transformed the garage, I would highly recommend this company, they make quality products to a high standard and for competitive prices, the team is very helpful, they don't give you the can't be arsed attitude which I got off other well known company's (cough cough garage door company) I will be using them in the future if I have other projects. When we needed a new garage door Zap were the only ones to actualky come out to measure up for a quote. All the rest used pictures I sent and measurements. We're glad he did as he spotted a problem with the frame that would need it strengthening. Fitters arrived on time and made putting the new door in effortless. All the time social distancing and doing a very clean and tidy job. All stuff was cleaned away & old garage door taken too. The new door looks great and is so much better. Considering the cost of everything we're more than happy to recommend Zap. Thanks to all the team.

I would concure with the review from Sharon Dyson. Zap from Wakefield were excellent from start to finish. We initially visited the Zap showroom and there was met by Christine, who was very helpful and professional. Christine showed us various doors, explained how they worked, an idea about pricing, she was a pleasure to speak with and an excellent representative for the company. Philip the salesman came to the house and gave us a good competitive quote for 2 composite doors and a garage door with electric motor. There was no hard sell, the conversation was relaxed, but professional, and we decided we would book for the work to be done. The work team arrived on time and completed the work to a very good standard. They were friendly, tidy and professional. I have just had to call Zap back after couple of months due to the back door sticking when closing it. Christine again was superb arranging for someone to come out in about a week to sort it out. Thank you.

I’d like to share my opinion on Zap Garage Doors Wakefield it’s not a normal thing for me but when a company as gone that extra mile to help me and my husband to make a decision on a garage door which makes a massive improvement to the front of our house I think it’s only right to say so

I will be honest I looked at the reviews before hand and a little doubtful but we had be recommended to this firm and I’m so glad I used them there salesman which I think is called Phil was brilliant no hard sales at all just a genuine guy and so bubbly we was so happy to let Zap do our Garage door and the service didn’t just stop there we was informed when the door would be fitted

On the day of fitting two gentlemen came and introduced themselves and just got on with the job I kept them full with tea/coffee oh and biscuits and when they was done the gentlemen went through how the door worked and made sure I was happy with everything which I was over the moon what a difference loved it

So I would definitely recommend and will be recommending them
